Damp, mould and condensation are common issues that can affect any home. They often result from moisture buildup inside the home which can lead to damp patches, black mould and even damage to your property.
Addressing these issues early - as soon as noticed - is vital to help maintain a safe, warm, dry and healthy home.
What is damp?
Damp refers to the presence of excess moisture in a room. This can show as:
- Condensation on your windows;
- Black mould on walls, around windows or on fabrics/soft furnishings;
- Staining rising from the floor or coming from a ceiling/window;
- A damp, musty smell in your home.
Dampness can occur when a property has been exposed to water. This can be caused by a leak from the roof, external walls, or other sources of water penetration.

What is mould?
Mould is a fungus which exists in the air and is only visible when the mould spores rest on a surface with high levels of moisture and only if left untreated.
Regular cleaning of surfaces, such as window frames, to keep them clean will help reduce the chance of mould.
Remember to also:
- Leave space for air to circulate in and around your furniture;
- Ventilate cupboards, wardrobes and rooms which are used infrequently;
- If possible, position furniture near internal walls (rooms on both sides);

What to do if you have damp or mould in your home

What ng homes will do to help - Damp
Please report any signs of damp to us straight away. We will then:
- Ask you questions about the dampness in your home to better understand what may be affecting it. Once the problem has been identified, our Repairs Officer will arrange for a repair to be carried out. We may need to ask a specialist to carry out a Damp Survey if the cause is not clear.
- An operative will then visit your home to carry out an inspection to ensure the issue has been resolved. During the visits, the workman may take readings and photographs to help us monitor the issue.
- The operative will offer guidance on how to manage any condensation issues and if any remedial work is required.
- We will keep you updated as work progresses and let you know expected timescales of any work required. We will arrange a final inspection visit once the work has been completed.
What ng homes will do to help - Mould
Please report any signs of mould to us straight away. We will then:
- Inspect the affected areas to assess the severity of the mould. We will arrange for a repair or treatment to be carried out as soon as possible.
- Return to inspect the area to ensure the issue has been resolved. In most cases, we will arrange appointments with you to visit your home
- Investigate and address any underlying causes, such as leaks, poor ventilation or water ingress, and provide advice to help prevent the issue from returning.
