In addition to common and cyclical maintenance, the Deed of Conditions empowers the Factor to arrange services that are required for the upkeep of the property on a regular or cyclical basis. These include:
- Common lighting in stairwells, landings, backcourts, car parks
- Common stair cleaning
- Common backcourts where arrangements can be put in place for:
- Grass cutting and removal
- Weed and moss control
- Hedge trimming
- Tree cutting
- Litter picking and removal
- Path sweeping and cleaning
- Bin area sweeping and cleaning
- The removal of bulk items to the place of collection
- Soft landscape maintenance
- Hard standing landscape maintenance
- Common open spaces out with the curtilage of the property but within the Title Deed
- While the Factor has no formal responsibility for arranging services for private areas or private gardens, we may (at our discretion) order services subject to appropriate agreements for access and payment costs
